TATTON Estate wants to know what residents think of its plans for 300 new homes to the east of Manchester Road in Knutsford.

Proposals for Bluebell Village are being showcased ahead of a proposed planning application for the scheme to Cheshire East Council.

Tatton Estate says the development would also create up to 621 jobs during the construction period and at new employment premises on site.

The site forms part of the larger area known as North-West Knutsford which has been allocated for development in the Cheshire East Local Plan Strategy to deliver about 500 new homes, a business park, retail provision and sporting or leisure facilities.

The Tatton Estate proposals would deliver about 300 homes, offering a mix of housing types and sizes, including 30 per cent affordable housing subsidised by the Estate to cater for local needs, such as first- time buyers struggling to get their foot on the housing ladder.

A local neighbourhood centre would act as a focus of the new community, and could offer a small supermarket or retail units, a family-friendly pub/restaurant or a medical centre.

The plans would also create a range of job opportunities for local people, with up to 421 jobs created during construction and up to 200 created by new employment premises such as a hotel, car showroom or care home, which would be provided by a mixed use commercial area on site.

A Tatton Estate spokesman said: “We are delighted to have launched our public consultation and to be able to showcase our initial plans.

“Our proposals seek to deliver a sustainable new community that accords with the Local Plan Strategy by delivering much-needed new homes, as well as services and facilities that will support existing and future residents of Knutsford. But we want to know what local people think about our plans.

“We are committed to consulting with the community on our proposals and hope those who are interested in finding out more take the opportunity to let us know their feedback about the plans.

“We want to work with the community to develop our plans for Bluebell Village, and look forward to engaging with residents present and future as well as businesses and elected representatives to hear what they have to say prior to submission.”

The spokesman said the development would deliver a scheme that emphasised natural green space, as well as providing areas for enjoying sport and recreation activities.

Local facilities already provided by the Estate, including Knutsford Football Club and Knutsford Sports Club, would be retained.

The spokesman said the proposed new homes would deliver a major economic boost to the local economy through additional household spending by new residents of up to £7.7 million a year, and Cheshire East Council would benefit from up to £1.9 million from the Government’s New Homes Bonus scheme and additional Council Tax revenue.
