A DEVELOPER has submitted a new application to build homes on land at Little Stanneylands at Wilmslow after Cheshire East refused the previous scheme.

Jones Homes wants to demolish the existing buildings on site and build eight new properties.

The company’s previous application for 10 homes was refused by the council’s northern planning committee three months ago on the grounds the proximity, location and height of the three houses closest to the listed asset would cause harm to the significance of the group of listed buildings adjacent.

A design and access statement submitted with the new application on behalf of the developer states there are no scheduled monuments or listed buildings within the site and it does not lie within a conservation area.

It continues: “There are three listed buildings to the west and south of the site. This includes Little Stanneylands, the Barn and Rose Cottage. All were grade II listed in 1984.

“Although additional built development would be introduced closer to the listed buildings, their historic interest, evident from their timber framed construction and thatched roofs, their group value and the evidence of their former courtyard arrangement would be sustained and remain appreciable.

“The proposed development would not harm the significance of Little Stanneylands, the Barn or Rose Cottage. The significance of these assets would be sustained.”

The document also states the 170-home development to the immediate north of the site has significantly changed the character of this part of Stanneylands Road ‘from a leafy, rural, enclosed road to an open, more urban character’.

It adds: “With the exception of the listed buildings, the area is characterised predominantly by 20th century residential development associated with the later growth of Wilmslow. Together with the new housing to the north, this has fundamentally changed the character of the site’s surroundings from rural to semi-urban.”

The proposal is for the demolition of existing buildings on the site and the construction of eight houses, access, landscape and associated works.

The scheme comprises a mix of two three-bed houses, three four-bed homes and three five-bedroom family homes.

An area of open green space is planned towards the front of the development.

The document states the existing vehicular access from Stanneylands Road to the south of the application site will be retained to provide access to the listed buildings complex to the south.

A new vehicular and pedestrian access into the site will be provided by a new priority controlled junction from Stanneylands Road, central to the two existing accesses opposite.

It adds: “The new access has been designed to reflect and complement the highway improvements agreed as part of the adjacent DWH development.”

The application, number 22/1567M, is available to view on the planning portal on the Cheshire East website.

The last date for submitting comments is June 8.

According to the council’s website, this application will be decided by a planning officer under delegated authority and will not be going to a committee.
