Planning permission is being sought for the construction of an 83-bedroom care home on Handforth Road, Wilmslow.

The applicant, Newcare Project LLP, proposes to demolish two four-bedroom detached houses on the road, with the new building covering almost the entire area of both the houses and their gardens.

The plans also aim to provide 24 parking spaces, as well as associated landscaping and access works.

Cheshire East’s planning committee is yet to make an official decision on the application, however the plans have already received a number of comments and complaints from local residents who feel there is no need for another care home in the area.

Mike Ramsden, who lives next door to the proposed site of the care home, said: “This proposed development will have a significant effect on those residents surrounding this development on Handforth Road, Tarporley Walk, Swale Close and Lamerton Way, all of whom will be overlooked by residents of the care home.”

He added: “The proposed development is not in keeping with this residential area and represents an overbearing presence given its extensive size.”

Concerns over parking have also been raised as the numbers of staff, residents and visitors would inevitably see an increase of traffic in the area.

Mr Ramsden said: “Given that up to 80 staff may be employed and 83 residents accommodated, the parking arrangements are totally inadequate and will lead to visitors parking all along Handforth Road, especially in the evenings and at weekends, thus creating a hazard for oncoming vehicles.”

The plans for the care home show the proposed building stretching the length of the gardens of the houses currently situated there, and while the plans propose some screening on the boundary, concerns have been raised over noise emanating from the large development, as gardens and pathways for the residents adjoin the neighbouring boundaries.

Mr Ramsden added: “We purchased our properties many years ago because they were not overlooked to the front and rear. Not in a million years could we foresee being overlooked from the side boundary. We will not be able to enjoy the same privacy and tranquillity we currently have in the future.”

The plans are due to be discussed by Cheshire East planning committee on Wednesday, May 9.
