The Grassland

The Grassland

This is in two blocks. The first is about 8 acres adjoining and extending to the west of the main entrance roadway. This piece is flat wet meadow and includes one large and two smaller ponds. Included is a hedge which was double fenced and put into restoration under the Tir Gofal scheme. It is now ready for cutting and laying.

The second grassland block is just under 20 acres of undulating land in a series of interconnecting fields lying behind and extending to the east of the yard and buildings. One of the fields has been regularly mown for hay or silage. There is another pond and further access to streams etc on this land, providing access for livestock to drink. Hedges on this land have also been double fenced and restored under the Tir Gofal scheme.

Most of the fencing is in fairly good order and the yard and buildings provide a location for handling and loading livestock plus limited undercover storage.

The Woodland

The Woodland

The main block is about 20 acres within a ring fence on the north west side of the property. About half was planted in various compartments to conifers and larch under a Woodland Grant scheme in 1993. Some thinning work has been started and most of this timber is nearing potential harvesting. The other half of this block is in broadleaved timber. Some of this is of considerable age and this area has been enhanced by natural regeneration and some additional planting under the Woodland Grant scheme. Most of this now is due for thinning with the prospect of a substantial yield of firewood. This block is well served by various tracks and rides, giving good access to most compartments and for maintenance of the boundary fences.

An additional feature of this block is the ruin of the former smallholding of Pen y Bwlch, sometimes referred to Bwlch Coch. This appears to have consisted of a two roomed single storey house with lean to store and possibly pig sties on the east end and on the other side a barn an possibly a stable, the whole configuration in the style of a long house. Subject to planning permission, this site offers a secluded location for development of a wildlife hide, studio or even a dwelling. There is readily improvable access via the main wood tracks.

The other woodland is in the form of two compartments, one at each end of the block of wet woodland adjoining the A458. The west end compartment is of broadleaved species, mainly willow, birch and alder; most of this was selectively coppiced under the Woodland Grant scheme. The east end compartment has some conifers which pre-date this scheme, an area where planted conifers did not do well and broadleaved regeneration was allowed to infill. One piece was planted to willow, birch and alder.
