PLANS have been submitted for a 16-unit extension to the Parkgate Industrial Estate.

Commercial developer Chancerygate acquired the land – at the eastern edge of the estate – from Oliver Valves last year, and have now applied for planning permission totalling 300,000 sq ft of floor space.

The largest unit would total 37,500 sq m, with the smallest 4,100 sq m. All would be used for B1, B2 and B8 planning use – offices and light industry, general industrial, and storage or distribution, respectively.

Plans suggest the maximum height of the tallest unit would be just shy of 14 metres.

A planning statement said: “The proposed developments represents high-quality units that integrate as far as possible with the surrounding natural context and surrounding the industrial estate.

“The proposal would lead to a £14.5 million investment in construction, requiring 140 construction workers over a four-year build period.

“It would create in the region of 675 to 715 jobs in office and light industrial sectors, and generate an estimated £45 million GVA (Gross), a further 205 indirect jobs in the supply chain and expenditure of workers.

“There is clear market demand for light industrial and office floor space in Knutsford, where vacant and available property comprises only 0.8% of stock.”

The application also explains plans for access for HGVs, cars, cyclists and pedestrians, as well as sustainability and crime prevention measures.

On a site to the north of the site, the Tatton Estate has outline planning permission for up to 250 homes.

Comments can be made on the application at cheshireeast.gov.uk by February 15, ahead of an anticipated committee meeting on the issue on February 28.
